Advances in Building Technology Set the Stage for Construction Comeback

The advances in building improvements through the years have at times been slow to catch on.  Some reasons have been high cost to retrofit and build or lack of worker knowledge to install.  These reasons are disappearing as building innovations have become a cost efficient tool that adds value to your bottom line.
Over the past 10 years we have witnessed some of the greatest advances in the building industry.  Today with the advances in products, technology and building automation we seem to be tearing down buildings only 20 or 30 years old.  Some of the best building technologists (otherwise known as architects and engineers) continue to improve our buildings through advanced technology, automation and improved basic production speed.  Similar to the automobile's electronics improvements, it now seems now all cars have back up camera's, integrated blue tooth and braking assisted systems that only existed on the most expensive cars 5 or 7 years ago, buying a new car for safety reasons alone make sense.
We are all familiar with the new hand dryers in restaurant and stores, LED lighting at your local improvement store and occupancy sensors walk in some offices, or restrooms.
However few advances that you may not be familiar are noted here:
  1. Studless Wall System by Stramit.  There are stud less walls for offices that are made from compressed agricultural fiber board, clips and steel tracts to form enclosed spaces.  These boards have higher acoustic controls than drywall walls and they dissipate the sounds rather than allow the sound to re emerge to the other side of the wall.
  2. Movable glass walls by Allsteel.  Which allow changing your floor plan or flex space easily, efficiently with greater visual appeal.  Optional privacy tile systems that allow for better space utilization.  The wall panels come with ceiling brackets, leveling mechanisms and base channels for easy installation.
  3. Traction Elevator by Schindler, for low rise buildings.  Traction does not require a machine room, all it requires is a controller cabinet, and frees up area from cables and valuable building square footage.  The unit can be monitored remotely which saves time on troubleshooting as well.
  4. Dow Corning has a thin-profile, high efficiency material that increase thermal resistance in situations where space is a problem.  The insulation also mitigates the damage due to condensation.
  5. Plumbing fixtures.  Low flow fixtures used throughout save between 30 and 50 percent of water.
  6. Building control automation.  As night falls, building management systems adjusts temperature set points, minimize light levels and reduce clean room air change rates.  During the day, lighting can be met with natural light.
These and other advances are making it worth your while to improve to your existing space or consider an entirely new location.
