Performance Chemical & Janitorial Supply expanding into Tinley Park

Performance Chemical and Janitorial Supply Inc. of Richton Park is expanding with a new location in Tinley Park, located at I-80 and 81st Ave.  Olivieri Brothers Inc. was the Architect and provided preliminary design through construction documents for the new location.  This new facility is larger and allows for expanded services for Performance Chemical and Janitorial Supply. The building will consist of a 1,200 square foot state-of-the-art showroom and training facility, on-site equipment repair and parts center, 3,500 square feet of office space, and over 10,000 square feet of high bay warehouse space.  With the new location, a more efficient flow of products into and out of the warehouse will enable a more streamlined operation for this expanding company. John Slater, the President of Performance said “This layout will improve our response time, enable us to service our clients more efficiently, and allow for future growth”.  The new warehouse design consists of multiple staging areas which will allow a more efficient flow for distribution operations. Mr. Slater also added that walk-in customers will be welcome to our new showroom expected to open sometime in late September.  Performance Chemical is a distributor of sanitary maintenance supplies to the education, hospitality, and institutional markets.

Olivieri Brothers Architects achieve three more Energy Star Labeled buildings

Both High Point I and II and Olivieri Business Park Building B all in Mokena Illinois were all recently awarded the ENERGY STAR Label for Buildings, recognizing it as being in the top 25% of all office buildings across the country for least amount of energy used per square foot.  The buildings are located in Mokena near the I-80 and LaGrange Road interchange and are the only office buildings in the south of I-55 to the Indiana border all the way through Kankakee that has this distinction.

“A building has to have a 75 to qualify for the label.  High Point I scored 93, High Point II scored a 90 and Olivieri Business Park Building B scored 86, which means they are in the 93, 90 and 86 percentiles of all office buildings in the United States,” said Christopher Algmin, an employee of Olivieri Brothers who collected energy data for the building, “but we’re just excited to have the label.”

By using less energy, this frees up resources for others to take advantage of.  From the Energy Star Report, on average, these three buildings collectively use 234.1 kBTUs less energy per square foot.  Which means they use 43% less energy than typical office buildings.

“The energy savings to our tenants is also appreciated”, said Don Olivieri, President of Olivieri Brothers, Inc. “and allows them to use their resources to grow their business instead of paying higher energy bills.”  Many of the tenants have been in their buildings for over 15 years.  "$200.00/month savings turns into a substantial amount, especially after you have been in the building for over 15 years."

These office buildings were designed by Olivieri Brothers starting in 2001 but only recently went through the rigorous evaluation to receive the ENERGY STAR.  “For being 10 years old, and having such a high rating, it says a lot about the design and construction of the building,” said Algmin.

Olivieri added, “Our focus for the past twenty years has been on energy use and building systems to improve energy efficiency in our designs.  High Point I is a fine example, but I believe that many of our buildings would qualify for the ENERGY STAR rating.”

Mokena officials are also thrilled with the Energy Star designation for these buildings. “In today’s economic climate, finding ways to lower energy consumption is critical to controlling costs and sustaining our natural resources.” Said Director of Economic and Community Development, Alan Zordan. “I applaud Olivieri Brothers Inc. for their excellence in design, construction and facility management with a focus on energy conservation.”

Olivieri Brothers also offers an Energy Evaluation Service for all building owners that are interested in seeing how their buildings perform.  It includes compiling the required data about the building and applying for the ENERGY STAR label if the building qualifies.  If the building does not qualify, Olivieri Brothers will offer options to improve the overall energy efficiency of the building.

“The ENERGY STAR program does a lot to help raise awareness of the energy we use.  It is a great benefit to the community to have high-performance buildings,” said Olivieri.  “We’re very excited and proud of High Point, but we’re more excited to bring attention to what the south suburbs have to offer.”
